We offer this product to customers whose existing home is in Texas, Florida, Georgia, North Carolina, South Carolina, Tennessee, Washington, Oregon, Arizona, Colorado, and Washington DC.

Can I use this product if I’m not buying a new home?
This product is designed to make purchasing a new home easier and more certain. You must be buying a new home in order to qualify. We have another excellent option for customers who are selling only - check out Sell To Homeward!
What if my new home isn’t ready to move into yet? Can I still use this program?
Yes! We often work with customers buying new construction homes who have 4+ month closing timelines. We can accommodate closing timelines up to 360 days. The best part - there are no extra fees associated with longer closing timelines!
How much does it cost?
Homeward’s fee starts at 3.5% of your current home’s market value, but can be as low as 2.5% of your old home’s Estimated Market value if you use Homeward Mortgage for your new home purchase.
This covers the first 90 days after your new home closes, after which you can extend for up to another 3 months at a cost of 1% per month.
Do I have to use Homeward Mortgage for my new home loan?
The Equity Unlock loan will be originated by Homeward Mortgage. However, you can choose any lender approved by Homeward Inc. for your new home financing! Homeward Mortgage partners closely with Approved Lenders to ensure a seamless closing process for the Equity Unlock loan and new home purchase.
If you’re interested in using your own lender, simply tell us their information when you apply and we will reach out to help them become an Approved Lender.
Will this product work with any new home loan type?
This product works with the majority of new home loan types, such as Conventional, Jumbo, VA, or land loans. However, it is not compatible with an FHA or USDA mortgage for the purchase of the new home.
How do you determine how much my home is worth, and how much equity I can unlock from it?
Our team of analysts conducts a thorough valuation assessment of your home using your agent’s assessment, publicly available real estate data, advanced analytics, and proprietary data from our thousands of successful transactions.
The amount of your home’s value we unlock is based on your credit score and how long it will take your new home to close. Typically, we can unlock 80% of the home’s market value!
What if my current home doesn’t sell?
If your old home doesn’t sell within 180 days, it is eligible for Homeward to buy it for the Equity Unlock Amount minus typical seller closing costs.
Once we buy the home, we keep working with your agent to resell it. We’ll cover any loss on the resale, but if we sell it for more than the purchase price, we pass the profit back to you!
What can I use my Equity Unlock for?
We’re proud to keep restrictions to a minimum. After any obligations on your home are paid off and our fee is prepaid, the remaining proceeds can be applied to your new home down payment and/or funded directly to your bank account. It’s your money, use it how you see fit!
How do I get approved?
To get a preliminary offer, you’ll fill out a questionnaire about your current home and upload photos of it (we don’t need anything fancy; cell phone photos are fine- just make sure they’re only in JPEG and not “live”/HEIC mode). You’ll also complete a brief loan application that asks about your income, assets, and credit.
To finalize your offer, you’ll order an inspection on your current home to verify the valuation. These inspections usually take less than a week and result in no changes to the original offer terms. Your Homeward representative will guide you through our painless inspection process.

What is Floor Price Certainty?
Floor Price Certainty simply refers to our promise to buy your old home from you if you can’t sell it on the market within six months. Most homebuyers who use ourBuy before you sell service qualify for this guarantee, but 99% of our clients sell their homes on the market so they never have to rely on Floor Price Certainty.
Will you buy my old home?
We help you buy your new home and enable you to work with your agent to sell your existing home for its full value. We only buy your existing home if you’re using our Buy before you sell service and are unable to sell the on the market within six months and you’re eligible to receive a floor price from us.
What happens if you buy my home at the floor price?
If we buy your existing home, we’ll put it back on the market and sell it. You’ll pay us the standard 6% agent commission, which we’ll use to cover any real estate agent and title fees.
How do you determine my floor price?
We base your floor price on publicly available real estate data and current photos of your home. Your floor price is typically 90% - 95% of your home’s market value. We also deduct the standard 6% agent commission fees.
Can I use my own agent?
Yes. Buying a home is one of the biggest financial decisions of your life. We believe you should make it with the help of a real estate professional. And unlike some alternative real estate companies, we don’t assign an agent to you. We encourage you to work with an agent you already know and trust.
Does my agent still make money off the transaction?
Yes. Working with us does not affect your agent’s commission.
